Construction continues to make progress on West End 38, a multifamily apartment development led by Wazee Partners. The project, designed by Shears Adkins Rockmore Architects, will add 165 market-rate units and 7,300 square feet of retail space to the area. The four-story building features units ranging in size from 565 to 1,416 square feet and residents will enjoy access to covered garage parking, fitness facilities, and a rooftop lounge among other amenities. 

The building’s eventual footprint is already apparent as construction tops out and crews make steady progress on weatherproofing and installing the exterior facade elements.

Construction on West End 38 is expected to wrap up in the coming months, with units scheduled to hit the market by February 2021. As prior phases of The Corners project reach completion ahead of West End 38, future residents will enjoy access to new grocery, restaurant, and shopping options within walking distance. 

The 2.8 acre site along Wadsworth Boulevard is part of The Corners at Wheat Ridge, a project assisted by Renewal Wheat Ridge (RWR), the City of Wheat Ridge’s Urban Renewal Authority, in an effort to revitalize the southwest corner of Wadsworth Boulevard and 38th Avenue. This is the third of four developments the authority has awarded to Wazee Partners as part of it’s Tax Increment Financing (TIF) incentive program passed by Wheat Ridge residents on Ballot Question 300 in 2015.

The $40 million investment in West End 38 represents the collective efforts of public and private entities to deliver a transformative asset that contributes to the revitalization of an underutlized area and gives residents access to walkable, amenity-rich housing options that are hard to find outside of central Denver. Even as it’s neighbor municipality, Lakewood, rejects the prospect of growth, the City of Wheat Ridge is taking on a decidedly novel approach to development and urban renewal; By partnering with private interests to foster projects that fall in line with the community’s goals Wheat Ridge is better poised to attract continued investment and deliver on improvements that are tuned into the realities of a growing region.
